If you retain us to represent you in your Condominium or other property purchase or sale in Thailand, our firm's services may include, but not be limited to:

Advise you in determining whether the asking price of the property is reasonably consistent with other similar properties in the area, where such comparisons are capable of being made.
Advise you in negotiating the sales price, terms and conditions of sale and contract terms.
Review and revise as necessary any sales contract tendered by the Seller or, if no contract is tendered by the Seller, produce a contract of sale for the specific property on the terms and conditions agreed, in English and Thai.
Review, research and explain the condition of title and recorded title encumbrances to sale, if any.
Assist you with setting up a Thai bank account for receipt of required inward remittances. For those clients for whom setting up a Thai bank account is either impractical or not desired, provide use of our Client Trust Account for funds transfer or funds escrow purposes.
Assist you in properly executing inward fund remittances so that they are in compliance with the requirements of Thai law and, just as important, so that you may easily repatriate the funds out of Thailand when and if you sell the property.
Assist you in obtaining documentation from the receiving bank required for closing on the purchase and, for later remittance of funds out Thailand when and if you sell your property.
Coordinate documentation and closing with all parties including Buyers, Sellers, banks or other lenders holding recorded mortgage rights against the title, juristic persons for condominium units to obtain necessary documentation for closing and yourself as the Buyer or Seller, of course.
Prepare all documentation and paperwork for closing at the Land Department.
Calculation of closing funds and assist you in issuance of funds in the proper form by your bank.
Attend closing at the Land Department and handle all aspects of the transaction and transfer of title. Please note, you as the Buyer are welcome to attend the closing with us but, it is not required and, if your schedule or travel plans prevent your attendance, we can complete the transfer into your name on your behalf acting under a Power of Attorney.
Translation of all closing documents and the title deed into English.
Final meeting at our office to review and deliver documentation and English translations and to answer any final questions you might have on either the property transaction or, such subjects as insurance, utilities, internet service, etc.
